We charge for carpet cleaning in Bexleyheath by the room. Bedrooms are £36 each, a living room £43, and a through lounge £61, while each flight of stairs costs £41. The method is hot water extraction, which pushes hot solution deep into the pile and vacuums it out again, dirt and all. One-off jobs carry a £67 minimum, so a single bedroom booked by itself will come to £67.

Room prices

What we clean Price
Bedroom £36
Living room £43
Through lounge £61
Stairs, each flight £41
Rug up to 3 square metres £35
Rug over 3 square metres £51

A through lounge counts as one room at £61. Knocking the two downstairs reception rooms into one was a popular job on these semis decades back, so we meet a lot of them. Where the stairs finish at a small landing, that landing is priced on its own at £9 on top of the flight. If you are moving out, carpets are always an add-on to the tenancy clean and never part of the band, since the machine and the time are separate. Booked that way they cost less than the table above: £29 a bedroom, £36 a living room, £47 a through lounge and £35 a flight.

How the machine works

Ours heats its own water, so we are not relying on your boiler. Hot solution is given a few minutes to loosen the oily film that grips dirt to each fibre, after which the wand pulls it back up along with the soil. Heat is most of the trick. We ask what the carpet is made of before loading up, because wool wants a gentler, lower pH solution than nylon or polypropylene does.

Extraction reaches the grit that actually cuts fibres and wears a carpet thin, right down at the base of the pile, where bonnet pads and dry powder never get to. People tend to change their minds about their carpets when they see the waste tank at the end.

Where carpets wear in a Bexleyheath semi

The houses here follow a pattern: hall, bay-fronted front room, back room, kitchen, then one flight up to three bedrooms. The wear follows a pattern as well. We find it at the foot of the stairs, on the turn at the top, down the hall between the front door and the kitchen, and in front of whichever armchair gets used most. Those spots get an extra pass whether or not you mention them.

Towards Danson Park the DA6 gardens get longer, and a long garden (plus a dog that does a lap of the boating lake each morning) means a grey track down the hall by late winter. It looks like a stain. It is really soil stuck to the fibre, and it comes out well. The same housing carries on east into Barnehurst, which is why our phone quotes there are usually spot on. Old Bexley is another matter; the village houses have less predictable floors, so we look first and price second.

Hard water and wool

Much of the fitted carpet in these houses is still wool twist, and wool does not get on with hard water. Rinse it with chalky mains water and a mineral residue stays behind in the pile, the colour goes flat within weeks, and the carpet starts picking up dirt faster than it did before. We soften and neutralise our rinse for exactly that reason.

Drying time

Give it roughly two hours before normal foot traffic, and overnight for the backing to dry right through. In cold, damp weather with the windows shut it can stretch to four. Near water it is slower again: houses by the Cray and down along the river in Erith want an extra hour in winter, so we put those in the morning. A window open at the far end of the house helps too, so the damp air has somewhere to go.

Sofas, mattresses and curtains

Upholstery is priced by the piece. A two seater sofa costs £57 and an armchair £33. Mattresses are £35, dining chairs £13 each, and curtains £35 or £42 depending on the drop. We use the same machine at lower pressure with extra suction, so the fabric is not left soaked. Corner sofas and big three seaters with loose cushions are priced on the phone once we know the fabric. Leather gets cleaned and conditioned by hand.

Stains and spot treatment

Tell us what a mark is and what has been tried on it, and we choose the treatment before the wand goes down. Spills, mud and everyday soiling lift well, and the dark lines along skirting boards fade with a targeted pass. If the floors are the least of your worries, a team deep clean may be the better spend.

Getting the room ready

Clear the small things off the floor, such as lamps, toys, bins and shoes. We will move beds and sofas between the two of us. Full wardrobes stay where they are. Take your car off the drive if you can. Then call 020 8077 2940, tell us which rooms and roughly when they were last cleaned, and we will give you a price there and then. The rest of our figures are on the price list.

Questions we get asked

How much is carpet cleaning in Bexleyheath?

Bedrooms are £36 each and a living room £43. If the wall between your two front rooms has gone, that through lounge is £61. Stairs are £41 a flight. Booking a single room on its own brings in the £67 minimum for one-off work.

When can we walk on it again?

Normally after about two hours, and longer in damp winter weather. Socks are fine right away, but keep outdoor shoes off until it has dried completely, because wet pile grabs dirt from the soles.

Why has a stain come back after a few days?

That is called wicking. A deep spill soaks into the backing, and as the carpet dries it can travel back up the fibres. Mention any old spills when you book, so those patches get a longer rinse and extra drying passes.

Do you clean wool rugs?

Yes, using a lower pH solution and softened rinse water. Rugs up to 3 square metres are £35 and larger ones £51.

Can the carpets be done with a tenancy clean?

Yes, on the same day and on one invoice. They are always charged on top of the bedroom band, so a three bed house at £339 with three bedroom carpets and a flight of stairs would add £122, because carpets booked with the clean go at the lower move-out rates.
