An end of tenancy clean in Bexleyheath runs from £156 (studio) to £425 (four bedrooms), with the sizes in between set out below. The bedroom count sets the price. How long the job takes us does not come into it. The oven is not part of it. Add one for £31 if it needs doing, and otherwise the band is what you pay.

Priced on bedrooms, whatever the clock says

Property Price
Studio £156
1 bedroom £207
2 bedrooms £243
3 bedrooms £339
4 bedrooms £425

A second bathroom costs nothing extra, and neither does the staircase. Whatever the inventory calls a bedroom counts as one, so a box room with a single bed in it is a bedroom while a study with a desk usually is not. Get that right on the phone and the quote stays put. Garages, lofts, sheds and conservatories sit outside these bands and we price them separately if you want them done.

We work this way because somebody else judges the finish. The check-out clerk walks round with the inventory from move-in day, photographing and opening cupboards and running a finger along door tops, and whatever that document describes becomes the standard. If a kitchen needs an extra hour to get there, that hour is ours to absorb.

Room by room, what gets done

The kitchen always takes longest. Every cupboard should be empty when we arrive, and each one is wiped inside, along the top and underneath, with the doors and handles degreased. If you have added the oven, it gets stripped at the same time: racks and trays out and left to soak, the inside, glass and door seal by hand. Switch the fridge and freezer off and let them defrost beforehand. Otherwise we lose an hour waiting, and it is the commonest reason a four hour job turns into five.

Bathrooms come next, mainly because descaling eats time. After that the rest of the property, each room worked from the top down:

  • skirting boards, door frames and the tops of doors
  • light switches, sockets and radiators, behind them too wherever an arm will go
  • inside window glass, the frames and the sills
  • the washing machine’s soap drawer and the rubber door seal
  • floors, vacuumed and mopped, as the very last job before we leave

Who rents here, and when they leave

Bexleyheath is mostly owner-occupied. Families buy a semi and stay for decades, so rented homes are a fairly small slice: flats above the Broadway shops, newer blocks round the town centre and on the old Woolwich Polytechnic site, and former council houses dotted through DA7. Tenancies here tend to last several years. There is no September student rush, and move-outs arrive steadily across the year with a modest bulge at the end of each month.

Flats over the Broadway shops suit an early start, and we are happy to be there from first thing.

Hard water and the shower screen

If a clerk photographs one thing in this borough, it is limescale. Water here comes off chalk and the tidal Thames catchment, and even the screen in a two year old flat will carry a cloudy crust that a cloth only smears about. We use an acid descaler, lift the screen seals where they come away, and clean out the track the door slides along. On a bad screen that is half an hour by itself. It is included, and it is also the first corner a rushed clean cuts.

Extras that change the bill

Carpets are not in the band. Plenty of Bexley tenancy agreements still ask for them to be professionally cleaned at the end, and we can do that the same day with our extraction machine, at lower rates than a carpet-only visit: £29 a bedroom, £36 for a living room, £35 for each flight of stairs. One invoice goes to whoever is paying.

The oven is an extra as well, £31 when it goes on the tenancy clean, which is far less than our normal oven rates. So a two bed flat with its oven comes to £274 (£243 plus £31). Ranges crop up more in the bigger DA6 houses towards Danson Park. The hob and hood can go on too, at £23 and £28.

Staying put rather than moving out? Then a team deep clean from £186 is usually the cheaper booking, and we will suggest it rather than sell you the wrong job.

If the clerk flags something

If the check-out report flags anything we cleaned, phone us inside two days and one of us returns to put it right, free.

Booking a tenancy clean

We need the bedroom count and the handover date, plus a yes or no on carpets. Leave the electricity and water on, since the machines need both. If you have already handed the keys over, we can collect them from the agent or a key safe. A fair amount of our move-out work is out in Erith and Northumberland Heath, where the housing is older and month-end check-outs cluster harder. The number is 020 8077 2940, and every other figure we charge is on our price list.

Questions we get asked

How much is a move-out clean in a Bexleyheath flat or semi?

A one bed flat is £207 and a typical three bed semi £339. Studios start the scale at £156 and a four bed house tops it at £425. Ovens and carpets are both charged on top, so that three bed semi with its oven is £370.

Is the oven included?

No, it is an add-on, £31 with the move-out, which is less than booking it by itself. The racks are soaked and the rest is done by hand in the kitchen, during the same visit.

How long does a three bed semi take?

Most of a working day with two of us, which is why we like to start at 8am. A two bed flat is usually finished by lunchtime and a studio in three or four hours. Add a couple of hours if the place was never cleaned during the tenancy, and warn us beforehand.

Does the furniture have to be gone?

No, we can work round it, though an empty property always comes out better. We can then reach the backs of cupboards and the floor under the beds, and the clerk has fewer places to find fault.

What if the agent is unhappy with the clean?

Let us know inside two days of the check-out and we return to reclean anything on our list, free, with no forms to fill in.
